Amazon To Fill Up Federal Capital Partners' 400K SF One Dulles Tower
Federal Capital Partners has just inked a deal with Amazon Web Services to fill up a Herndon office building that has been vacant since 2015.
Amazon will lease the 400K SF One Dulles Tower at 13200 Woodland Park Drive, the Washington Business Journal reports.
FCP acquired the building in October 2015 for $80M, knowing Booz Allen Hamilton would vacate by year-end. The company then retained Cushman & Wakefield to help lease up the vacant building.
The building sits just across the Dulles Toll Road from another building Amazon Web Services moved into in 2013, when it received $500K in state incentives in exchange for a promise to create 500 jobs.
The full-building lease will help NoVa's office vacancy, which has hovered around 20% for years. Local officials have been bullish since Nestlé announced its move to Rosslyn that more big leases would follow suit.
Cushman & Wakefield regional director of research Nate Edwards predicted earlier this month that at least two major leases would be signed on the Dulles Toll Road this year for hundreds of thousands of square feet.
