Akridge Buys Humane Society HQ, Planning Another Trophy Office Building
The Humane Society of the US has sold its national HQ in the West End for $11M to a development team that has plans for a trophy office building.
Akridge partnered with COPT and Argos on the deal for the building at 2100 L St NW. The trio will combine the parcel with the adjacent Stevens School project, the Washington Business Journal reports.
The developers plan to begin work this year on redeveloping the site into a 10-story, 190k SF trophy office building. The Stevens School, located at 1050 21st St NW, will be renovated for educational use, with the Ivymount School signed up to be the lead tenant.
The new building is scheduled to deliver in late 2018 and will feature floor-to-ceiling glass, a two-story lobby, a landscaped roof terrace and 8k SF of retail. The Humane Society will remain in its current home for the next six months before relocating its HQ.
This is the latest trophy office project involving Akridge, which has delivered some stunning buildings in the area and has more in the pipeline.
Back in September, Akridge was backed by Stars Investments in the purchase of 1101 and 1111 16th St NW in the CBD with plans for a 100k SF building. Akridge has also agreed to buy The YMCA National Capital at 1711 Rhode Island Ave NW with an eye towards future redevelopment. [WBJ]
