Lerner Sells 2 Dulles Office Buildings
Lerner Enterprises has just sold two office buildings near Dulles International Airport for $16.5M.
Avison Young announced Friday it brokered the sale of Two Vintage Park and Three Vintage Park, a pair of Dulles office buildings totaling about 166K SF.
Property records show Lerner previously owned the buildings, and the buyer was a high net worth individual who declined to be named. Avison Young's John Kevill, Chip Ryan, Rob Walters, Michael Yavinsky and Michael Murillo represented Lerner in the deal.
The Two Vintage Park building is 100% leased. The two-story, 84K SF building was constructed in 1990 on a 7-acre site at 45365 Vintage Park Plaza. The Three Vintage Park building is fully vacant. It was built in 2001 on a 5-acre site at 22894 Pacific Blvd., featuring 83K SF of offices.
The two adjacent buildings sit near the intersection of Route 28 and Route 606, less than a mile north of the airport. They are less than 5 miles from the Dulles Town Center mall, which Lerner also owns.
"These buildings represented an exceptional opportunity to invest on the front end of what appears to be explosive growth in major technology tenants," Kevill said in a release. "Proximity to amenities, major users and large employment centers in Loudoun and Fairfax counties will ensure a variety of tenant interest in addition to a possible entry into the explosive data center business."
