Dutch Co-Working Concept Spaces Coming To Former Artisphere Space In Rosslyn
Monday Properties has landed a new tenant to fill the former Artisphere space at its 1101 Wilson Blvd building in Rosslyn. Workspace provider Regus will bring its creative co-working concept Spaces to fill 45k SF previously occupied by the arts and cultural center.
Monday Properties president Tim Helmig says once Artisphere left, Monday was able to use the unique properties of the space—with 25-foot ceilings, an open-area layout and a 10k SF outdoor terrace—to differentiate it in the market.
"It became abundantly clear that this was a unique space that possessed unparalleled opportunities for collaboration and an indoor/outdoor co-working experience," Tim tells Bisnow, "which you can't get in any commodity type of building."
It did not take long for Regus to sign on after touring the building, Tim says. Regus VP of development Michael Berretta says the company was drawn to the building's high, open ceilings and multiple-level format, calling it a one-of-a-kind location in the DC region.
Regus will also open a Spaces location at Douglas Development's Uline Arena in NoMa, a former concert hall where The Beatles and Rolling Stones once played. Michael says the unique history and architecture of these two buildings fits with the creative concept they are aiming for.
"We're definitely searching or actively developing across the country in buildings very similar to that," Michael says. "We really want the space to be very interesting for our customer base."
Over the next four to five months, Monday will continue improving the property, including enhancements to the outdoor terrace, rendered above. Then, Spaces will build out the office for its co-working environment and begin opening it to tenants next year.
With this lease, Monday has completed 390k SF of leases in Rosslyn this year, which Tim says shows the submarket has transformed and is capturing the attention of major office tenants.
Michael called it a "no-brainer" for Regus to open a Spaces location in Rosslyn.
"The Rosslyn area has grown exponentially over the last few years," he says. "It has a ton of new residential at all levels, great high-end retail and lots of amenities."
