Modernization of 250k SF Crystal City Office Building Unanimously Approved
Vornado is planning a full modernization of the Crystal Square 3 office building, which will be rebranded as 1770 Crystal Drive and reclassified as Class-A space.
The Arlington County Board has unanimously approved the plans for the nearly 250k SF building, which sits atop the Crystal City Shops, ARLnow reports. Vornado began planning the upgrade after its primary tenant, the US Marshals Service, announced plans to relocate to another Vornado property on South Clark Street.
Plans call for a reshaping and modernization of the building by reconfiguring the first-floor retail space and transforming the second-floor plaza, which will ultimately add nearly 10k SF of office and retail space. The building’s façade will also receive a makeover as the existing concrete will be replaced with glass and metal panels, while open terraces are on tap for the top floors via a repurposing of the existing floors.
This is the latest Crystal City transformation project to enter the pipeline for Vornado, which owns 8M SF in the booming neighborhood. Vornado recently partnered with WeWork to convert two floors of the vacant Crystal Plaza 6 into office space, with additional plans for 216 micro-unit apartments on the top floors. [ARL]
