Three Options for DC's Capitol Vista Site

The DC government is offering up a 10k SF plot in Mt. Vernon Triangle to developers it's calling Capitol Vista. The first three developer proposals have been submitted, and they're fascinating.

One, from a JV of Argos Group and Potomac Investment Properties called Vista Development Partners, calls for the first net-zero building in DC. It would be 87 units of mixed-income housing and would give its residents rebates for the energy it returns to the grid, Urban Turf reports.

Another proposal comes from Voltron Partnership, formed (in space, probably) by the cohort of Dantes Partners, Menkiti Group, Spectrum Management, Bailey Real Estate, and Vindara & Co. Voltron wants to build 72 units of workforce housing with architecture reminiscent of Shaw Library and Manhattan's Flatiron building.

The third proposal is for graduate student housing, from developers Perseus Realty and FLGA Real Estate Group, with the Thurgood Marshall College Fund occupying the lower two floors. The nine-story building would also have a café or bookstore on the ground floor. [UT]
