DC's Next Retail Corridor?
It could be 11th Street. Gap sure thinks so, after recently inking a 15k SF deal at Douglas Development's 1155 F St in what will be a flagship location. Cushman's Dave Dochter, who repped Gap with Matt Alexander and Caitlin Slowinski, tells us Gap is the latest established retailer, after Forever 21 and H&M, to plant roots on 11th Street. And more could be on the way, as 555 12th St (with tons of retail frontage on 11th) has 100k SF of retail space available, the largest retail availability in DC. Dave (who's repping the landlord with Matt and colleague Hugo Gilbert) says there's been discussions with "a number of large-format retailers" for a portion of the space.
The 11th Street corridor figures to get even bigger when the Trumps add the luxury and restaurant retailers they've promised for the Old Post Office redevelopment at 11th and Pennsylvania Avenue, Dave says. (If Donald buys the Bills, Forever 21 may not be good enough. Try Forever 28 or Forever 35.) The action is stretching all the way up north to CityCenter, where the first retailers (Tumi, Allen Edmonds) are open and others (Burberry, Zadgig & Voltaire, Kate Spade, Hugo Boss) will open up soon in the project's over 185k SF of retail.
