Boston Properties Has Three Huge Reston Projects In The Pipeline That'll Transform The Area
Boston Properties has a lot going on in DC these days, with four major projects in the pipeline that’ll change the landscape in Reston and add a huge new office tower to K Street.
In Reston, Boston’s got three big developments cooking, starting with The Signature, a mixed-use project in Reston’s urban core, with the retail anchored by a 20k SF Balducci’s grocery store and the residential clocking in at 508 apartments.
The project is on track to deliver by 2018. Then there’s 17FIFTY, a 17-story, 270k SF mixed-use project at 1750 Presidents St in Reston Town Center, which should also deliver in 2018. Reston Gateway, a development adjacent to the planned Reston Town Center Metro station, is in its early stages, with plans to file a rezoning in the latter half of this year.
That project ties into “tenants’ increasing preference for urban and ‘urban-suburban,’ amenitized locations, especially when served by mass transit,” says Stephanie Friedman, Boston’s retail leasing manager. She’s snapped above on the left along with Boston’s Sam Orr and Katie Yanushonis.
Once it’s off the ground, the Gateway will be a 3M SF mixed-use monster, with Phase 1 delivering in 2020, the same tie as Metro's Silver Line (fingers crossed).
Boston’s project at 501 K St NW stands apart from the Reston developments geographically, but it’ll also have a big impact on its neighborhood. Boston’s currently figuring out the pre-leasing situation, but it plans to build a 560k SF trophy office tower on the site, which it says could deliver in roughly two years.
