Expanding Seattle's Modular Construction Footprint

Troy Charlesworth is a Technical Lead for Gensler’ Seattle office. Over fourteen years of experience working on small and large projects in the United States and China has provided him with the global experience and expertise he brings to his work. Troy has spent his career dedicated to transforming elaborate designs into constructible details, whether for modular projects, office buildings, hospitality, mixed-use, or residential. His advanced technical knowledge complements an extensive understanding of exterior detailing and design. Troy is most passionate about implementing cutting-edge construction, facades, and design into his work.

Margaux Rotter was introduced to real estate development while working with the construction team on ACE Hotel Los Angeles. She has worked with development firm BLVD Hospitality, for 4 years and oversees projects as Vice President of Development. BLVD’s Los Angeles hospitality projects include ACE Hotel, Soho Warehouse, Hoxton Hotel and CitizenM. Margaux’s background is in architectural engineering, she received a degree in Civil Engineering Building Science from the University of Southern California. Margaux currently acts as development manager or owner’s representative on numerous hospitality projects in Los Angeles for new and existing boutique and lifestyle brands.

In short, I love buildings, that is all. To put a bit more to it... after starting out as an architectural designer, I've now spent the bulk of my career on the developer/ownership side and have grown into the role of Project Director. From initial due diligence all the way through to early operations I'm ultimately responsible for the schedule, budget, and quality of ground up development projects for citizenM on the US West Coast. This has me directing large complex teams of consultants, suppliers, and contractors, while also watching out for the endless roadblocks related to planning, permitting, and utilities (thanks for the sleepless nights California). As an added bonus, I've worked exclusively on projects built using volumetric modules (think customized shipping container buildings). Try building a European product in China and stacking it up in California, not exactly for the faint of heart...

Justin Stewart is the CEO and Owner of 8-time National Excellence in Construction Award winning Synergy, Inc, and industry disrupting Synergy Modular. Synergy has built over 10,000 units and countless commercial projects as a GC over the last three decades in the Pacific Northwest. In 2017, in response to a demand for predictability, Justin founded Synergy Modular, building projects at a fixed cost, in 30-50% less time.

Fascinated by the “why” behind the growth of emerging industries, Lloyd started with numbers, research, and analytics. He spent years in East Coast markets as an analyst, identifying commonalities where development activity was emerging. Moving to the opposite coast, Lloyd began curating content on commercial and biotech tenant trends in the PNW. Lloyd’s persistence in dissecting how people shape environments continues to drive his interest in the CRE sector. As our new Market Development Manager, Lloyd finds solutions and opportunities to deliver environments that foster better connections, collaboration, research, and innovation for commercial and biotech organizations.
