Seattle Transit-Oriented Development Update

Kristin Ryan a Partner in barrientos RYAN. She is a multi-family and civic project developer focused on building inspired places that promote the growth of the city of Seattle. Ms. Ryan is an astute and experienced developer having managed development projects totaling over $400mm in housing, medical offices, schools and theaters over the course of her career. She was previously Director of the Northwest Division of Jonathan Rose Companies, directing the firm’s acquisition, development and consulting activities on the west coast, and managing their west coast portfolio. Kristin has provided development advisory services to many non-profit and governmental agencies seeking to use multi-layered financing approaches to implement their projects. She specializes in implementing complex projects that serve communities with great places to live and work.

An architect who oversees GGLO’s Urban Design group, Jeff has led some of the firm’s most innovative neighborhood redevelopment, mall conversion, and affordable housing projects. He is committed to architecture that responds to place and culture, respects the environment, and embraces an honest modern approach to design. His commitment to beauty, joy and elegance in design permeates his life and work. Jeff serves on ULI’s Affordable/Workforce Housing Product Councils, both nationally and in the Pacific Northwest.

Randall helps clients acquire, develop, permit, use, and resolve disputes involving real property. He works with property owners, developers, consultants and governmental entities to obtain land use entitlements and, when necessary, to file or defend against lawsuits related to the development and use of real property. Randall also drafts covenants and easements needed to coordinate uses, maintenance and management between multiple property owners. Randall is also the Chair of Cairncross & Hempelmann’s Transit-Oriented Development (TOD) Group. The TOD Group facilitates transit-oriented development projects near the growing number of light rail and bus rapid transit stations throughout the Puget Sound region. These TOD projects will shape the future of our cities and surrounding areas in exciting ways by minimizing the number of cars on our crowded highways, decreasing the environmental impacts related to traditional car-centric developments, and improving our quality of life by creating compact, mixed-use neighborhoods with convenient access to our expanding transit system. The TOD Group understands the fundamental barriers and opportunities involved in transit-oriented development, and has the expertise in the areas of land use, real estate acquisition and sale, finance, and litigation to help clients make their transit-oriented development projects a reality.
